Lake Area Suites

When Heilman Homes set out to build a 24-unit student housing complex in Watertown, SD, they needed a solution that could meet a tight construction schedule, support long-term energy performance, and deliver a quiet, comfortable living environment for students.

By using 6-inch Enercept SIP wall panels, the team streamlined the construction process. The panels arrived custom-cut and ready to install — combining framing, insulation, and sheathing in one step. This helped reduce time on site and allowed for faster occupancy.

The completed project, Lake Area Suites, spans 34,000 square feet of conditioned space and was designed to meet the 2012 International Energy Conservation Code.

Its performance has been exceptional:

  • First winter heating costs came in under half of projected amounts

  • Natural gas from November to December totaled just $718 across all units — about $30 per unit

  • From December to January, gas costs were $875 — averaging $36.46 per unit

  • Achieved a HERS Index score of 38, reflecting excellent energy efficiency

Today, the complex continues to serve students with lower utility bills, durable construction, and increased comfort — all built with SIPs made in Watertown, SD.
